Ardon, plot of 1,451m2 with an existing building of 3 apartments. of 3.5 P and building to be built

The plots, with a surface area of 1,451 m2, are located in the heart of Ardon, at rue des Verdelets 5 and offer:

An existing 3-storey building with 3 crossing apartments of 3.5 P, with a gross living area of 65 to 73 m2 and completely renovated between 2009 and 2013. Overall, the building underwent a complete renovation between 2009 and 2013 (roof, windows, heating, facades, etc.)

A plot with the possibility of building of approximately 1,090 m2 of gross living space. An implementation study was carried out by the architectural firm Suter Sauthier and established that it is possible to achieve:

Between 2 and 4 apartments per floor, with a gross living area of approximately 295 m2 per floor and this, over 3 floors.

Two apartments with a gross living area of 100 m2 on the site of an existing barn, with high ceilings.

Between 13 and 14 semi-buried parking spaces as well as the building's common areas.

In total, the buildable surface area amounts to 1,390 m2 for the south building (318 m2 * 3 floors and 437 m2 of semi-buried parking) and 220 m2 for the barn (110 m2 per floor), i.e. 1 '610 m2 of gross floor area (GFA). The detailed calculation of surface areas per apartment is presented on page 9 of this file.

The location of the plots is very interesting, close to all amenities (shops, schools, kindergarten, etc.), while having plenty of space and a good orientation.

In addition, the cantonal road will undergo a complete redevelopment, with the aim of rebalancing the different uses by reducing the width of the roadway from 3 lanes to 2 lanes of traffic, giving more space to pedestrians, cyclists and public transport and by creating quality public spaces.
